Why Sealcoat?
We use the highest quality sealant on the market today called Steelcoat.
Steelcoat from JB Industrial is a sealant consisting of 58% to 62% solids. Steelcoat has twice the sand load, twice the Polymers, and twice the Blackening agent as standard sealants. Why isn’t everyone using it? The answer is simple. It costs more and only a handful of contractors even have access to it. Simply put, sealing asphalt pavement prolongs the life of your pavement investment. A pavement maintenance program that involves routine crack sealing and sealcoating will more than double the service life expectancy of your asphalt pavement. Upon initial installation, asphalt is loaded up with oils. You need some of those oils to oxidize (subside), in order for pavement to strengthen and harden. As time progresses and more of the oils are lost, the pavement slowly loses its flexibility, becoming brittle and prone to cracking. The key is sealcoating before the oxidation process has gone too far. We recommend sealcoating 6 months to 1 year after pavement installation, then every 2-3 years thereafter.
Crack Repair
Crack Repair is an essential part of the sealcoating process. The vast majority of companies do it improperly. They don’t route the cracks, and don’t use the proper hot applied materials. Helena Sealcoating can route all cracks to a width and depth of ¾”. We use high pressure air to blow cracks clean. We fill them with hot rubber at a temperature of 375 degrees. We are very neat in this process.
